How do you assess how actively you use your current home during a typical year?
When relatives, a specialist and your own calculation lead to different conclusions, how do you make the final decision?
What main function should housing perform specifically in your life?
Over the past twelve months, how have mandatory payments affected your essential spending and reserve?

What the test evaluates

The test “Determining the Right Decision: Rent or Buy Property” is designed to assess which form of housing corresponds more closely to your real life: renting a property or purchasing your own home.

The test is not limited to comparing rent with the monthly payment on a mortgage. It analyses your behaviour, decision-making process, real needs, financial stability, lifestyle, mobility and ability to meet long-term obligations.

A person may have enough money to purchase property but frequently change cities, countries, jobs or life plans. In such a situation, owning a home may not strengthen their position but may instead restrict their freedom of action, require constant expenditure and create an obligation that does not correspond to their actual lifestyle.

In another situation, renting may appear convenient and flexible, but permanent dependence on the property owner, changes to the terms of the tenancy agreement, rising rent and the absence of a stable base may gradually create more pressure for the person than purchasing a suitable property.

The main purpose of the test is to determine not only whether you are able to purchase property, but whether the purchase will support your life or become an additional burden.

Renting is assessed in the same way: whether it is a rational form of housing or merely postpones a decision that you are already capable of making.

What the right decision means

The right decision is not necessarily the cheapest option, nor does it necessarily mean owning your own property.

A decision is considered appropriate when it corresponds to your real living conditions, preserves financial stability, does not damage other important areas of your life and can be maintained without constant pressure from inside or outside.

For one person, the right decision may be to purchase a flat and create a permanent base. For another, it may be long-term renting, allowing them to change their place of residence, preserve a financial reserve and avoid tying themselves to one city or country.

The test takes into account that a housing decision is not connected only with property. It affects work, family, transport, health, leisure, travel, savings, the possibility of relocation and the ability to respond to changes in the country or in personal life.

Therefore, the same property may be suitable for one person and unsuitable for another, even when their incomes, ages and family circumstances are similar.

What is examined in the test

The test consists of 120 questions and examines the decision through four areas of the Iv.Spolan model: Behaviour, Choice, Demand and Money.

Behaviour

Behaviour shows how you act after making a decision and how capable you are of fulfilling the obligations associated with it.

The test examines how you respond to changes in rental conditions, rising costs, the need for repairs, relocation, increased travelling time, deterioration of infrastructure, changes in employment or the emergence of new family circumstances.

It also assesses whether you are able to prepare an alternative option in advance, organise a transition, control documents and property maintenance, or whether you begin to act only after the situation has become critical.

Choice

Choice shows what your final decision between renting and purchasing is based on.

The test helps determine whether you rely on your own calculations and real-life criteria or whether your decision is more strongly influenced by the opinions of family members, a bank, a seller, an agent, social expectations, rising prices, fear of missing an opportunity or the desire to correspond to a particular status.

It separately examines whether you are able to abandon a decision that has already been initiated when significant new facts appear, or whether you continue only because you have already invested time, money and effort.

Demand

Demand shows what type of housing you genuinely need and what purpose it must fulfil.

The test examines your actual need for space, location, safety, infrastructure, transport, additional rooms, working space, access to healthcare, schools, family members and other important facilities.

The test helps separate practical needs from the emotional image of owning a home, the desire to improve social status, the wish to conform to one’s surroundings or the fear of being left without property.

Money

Money shows how closely renting or purchasing corresponds to your real financial position.

The test assesses not only the amount of your current income but also the stability of its source, the availability of a financial reserve, regular obligations, the probability of reduced income, and the costs of repairs, taxes, insurance, utilities, transport and property maintenance.

The test examines whether your financial stability will remain intact after a purchase and whether the property will require you to constantly reduce spending on health, education, development, leisure, travel or the creation of a financial reserve.

Property, mobility and lifestyle

When choosing between renting and purchasing, it is important to understand how much time you actually spend in one place.

The test therefore takes into account how often you travel, leave for work, visit other cities and countries, spend time with family in another region or consider a possible relocation.

It assesses the duration of your journeys, the distances involved, the regularity of your absence, the reasons for your movements and the probability that your lifestyle will change in the coming years.

Frequent travel does not in itself mean that a person does not need their own home. For some people, property is an important base, a place to return to, store belongings, recover and maintain long-term security.

However, when a property remains empty for most of the time, requires constant maintenance, restricts the possibility of relocation and consumes a significant share of available resources, purchasing may prove less rational than renting.

The test helps determine whether property performs a real function in your life or creates an obligation that exists separately from your actual lifestyle.

What the result shows

The test result shows which housing format — renting or purchasing — corresponds more closely to your current condition and life structure.

The analysis includes indicators for four areas: Behaviour, Choice, Demand and Money, as well as the Sector Balance Ratio (SBR).

The result helps identify:

  • how prepared you are for a long-term obligation;
  • whether you are capable of making the decision independently;
  • whether the desired property corresponds to your real needs;
  • whether your budget can withstand the full cost of ownership;
  • how important mobility is to you;
  • whether you need a permanent base;
  • which risks may emerge after the purchase;
  • which conditions make renting a rational decision;
  • under which changes purchasing may become the appropriate decision.

The result is not generated automatically on the basis of the total score alone.

All 120 answers are considered together, taking into account the connections between sectors, contradictions, recurring patterns of behaviour, lifestyle and the wider context of the country of residence.

Based on the analysis, a personal recommendation is provided: which option is more suitable for you at the present time, why that option is more sustainable and under which conditions the decision may be reconsidered.

What is included in the result

After the test has been completed, all 120 answers are analysed individually.

As a result, you receive:

  • a general overview of your current condition;
  • an analysis of Behaviour;
  • an analysis of Choice;
  • an analysis of Demand;
  • an analysis of Money;
  • an assessment of the Sector Balance Ratio (SBR);
  • identification of the main risks;
  • an analysis of how well the property corresponds to your lifestyle;
  • a personal recommendation: renting or purchasing;
  • the conditions under which the decision may be reconsidered;
  • a description of the most suitable property format.

The result is prepared manually on the basis of the participant’s answers and the calculations of the MediaIEU system.

What the test is not

The test is not an automatic mortgage calculator and does not compare only the cost of renting with the amount of the monthly mortgage payment.

The test is not an assessment of a specific flat, house, contract, bank, developer or property.

It does not confirm the legal status of a property, calculate its market value or guarantee a future increase or decrease in property prices.

The test does not provide a medical, psychological or legal diagnosis.

The test does not evaluate a person as good or bad, strong or weak, successful or unsuccessful.

The test does not replace a lawyer, notary, banking specialist, tax consultant, valuer, estate agent or technical expert.

Its purpose is to determine how closely renting or purchasing corresponds to the person’s personality, behaviour, choice, needs, money and real lifestyle.

Who this test is for

The test is suitable for a person who is considering purchasing property but is uncertain whether it corresponds to their real life.

It may be useful when you:

  • are choosing between renting and purchasing;
  • are considering a mortgage;
  • are planning to move to another city or country;
  • travel frequently or work in different locations;
  • are uncertain whether you need a permanent base;
  • are concerned about further increases in property prices;
  • experience pressure from family members or people around you;
  • are considering purchasing property as a way of preserving money;
  • need to understand the full financial burden;
  • are uncertain whether you will be able to live in one place for a long time;
  • need to determine whether the selected property corresponds to your real needs.

The test is also suitable for a person who is already inclined towards one of the options but needs to determine whether that decision is based on a sustainable calculation or on temporary circumstances, fear, emotions and outside influence.

Conclusion

The decision to rent or purchase property cannot be the same for everyone.

Purchasing does not always mean stability, and renting does not always mean losing money. The significance of each option depends on how a person lives, works, moves, makes decisions, distributes money and imagines their future.

For one person, owning a home creates support. For another, it becomes a heavy obligation that restricts work, travel, relocation and the ability to change life quickly.

Renting may preserve freedom and liquidity, but it may also create dependence on the property owner, changing conditions and the absence of long-term stability.

The main purpose of the test is to determine which option supports your particular life during the current period.

The result shows not only the final recommendation but also the reasons, risks and conditions under which renting or purchasing may become the more rational decision for you.
